The bungalow was close to the beach and overall area is amazing BUT the floor of the bungalow was very dirty and old. The walls hadn't been painted since the 90 s and were a horrible colour. There was no lounge to sit on. We only expected a two seater but there was nothing. We couldn't stay another night because it was so aweful.
Worst accommodation ever.
Don't recommend to anyone stat there in how they described "budget accomodation" ...

We love staying down in the Emu Point area during our visits to Albany. It is quieter than being in town and these villas are right on the water. They are pretty well equipped and we had most things we needed. Our only complaints are the cleanliness - the bbq was filthy, covered in bits of mince. Nothing was supplied to clean other than a tiny thin scourer & dish liquid. We shouldn’t have to clean as soon as we arrive anyway. And the spiders/spider webs everywhere also when we arrived. The villas do need a good clean regardless but these were the main issues.
Apart from the fact the budget cabin needs some maintenance to extraction fans, and new taps to the kitchenette, it served our purposes. The rate per night was a bit excessive for what you got, but it was still a great stay.
We were disappointed with our stay of 3 nights, the first night we had no hot water at all. No apologies but we were upgraded to another cabin on the waterfront. It was much better but the shower needs a goods scrub as their was mould & build up of dirt. There was a hair dryer in the basic cabin but not in the upgraded cabin. We would not recommend it to our friends.
We loved that it was straight across from the water so it had a great look out but the picture of the home we stayed in when booking was not the home we stayed in it was older and very dirty shower with mould in the grout and screen
No comfortable seating,had to sit at table all night.
Sink plug didn’t hold water,fan in bathroom didn’t work.

Very disappointing!
The photos shared on the website did not match the current state of the property, both in and out. Everything in the Comfort Chalet made the stay very uncomfortable.
Upon arriving, tired to make coffee with the provided kettle, which would blowout the RCD. Online info indicated reception was open until 5pm, decided to take the kettle there to have replaced at 4:45, to find the reception is closed at 4:30.
There was no value for the money paid at this holiday park. Would not recommend supporting this venue until renovations have taken place.
no photos were available of this accommodation option before choosing, didn't realise it was a caravan with a tiny bar fridge, barely any cooking utensils, curtains that are very sheer and don't cover the whole window, cobwebs , no airconditioning. very expensive per night for what type of accommodation it is. staff are lovely though.
We were so excited for our stay at the Rose Gardens catching up with family and friends at this beautiful location however this excitement soon turned to disappointment.
It is about five years since our last visit and no maintenance or upgrades have happened in that time.
The grounds don’t appear to be being watered the roads need grading and the toilet blocks are appalling.
Our ensuite cabin had mould in the shower bits of trim falling off, water staining on the ceiling and was in very bad disrepair.
Overall a ver disappointing experience we won’t be back.
Poor security, lack of space. Caravan was at least 40 yrs old and been renovated to a poor standard. Didn't think poor older properties like this existed any more. Avoid at all costs. Do not stay here !!!!
Accommodation reminded me of jimmy mcbrides hut
The newest item in the shack was the toilet. Requested by management to keep clean do dishes with a quarter of a dishcloth, broom was filthy, dustpan feel apart, electrical wires hang over gas stove - unsafe. Fan and heater have nowhere safe to plug into electrical point demonstrated by the fan cord already being burnt-no extension cord provided. Never sighted management despite arriving before 5pm as the website indicated however found out on arrival they actually close at 4.30pm
The interior of the cabin was like a 1960 caravan. The flywire on the window was torn, the sink kept blocking, the curtains didn't cover all the window and the backing was flaking off, one hotplate on the 'oven' didn't work, and you couldn't use the oven and hot plate at the same time. Hot water was only warm, and the water pressure was extremely poor.
